When tasked with transforming a portion of this waterfront home, Hayden Croxall and his team at Croxall Residential had a monumental project ahead. The house, originally built by James Barrett of James Barrett Construction, LLC, is a show-stopping example of the Spanish Revival style, featuring the quintessential white stucco, red-tiled roof, and elegant arched doorways. However, the current homeowners had a vision for reviving the lower story into a contemporary entertaining space. “While this home departs from our typical architectural style, it’s perfectly suited to its lakefront setting,” says Croxall. “Our renovation built on that foundation, opening up thousands of square feet of usable indoor and outdoor living space and adding a fresh, modern aesthetic to the downstairs entertaining areas.”

When it came to the remodel, the Croxall team had several goals in mind: to create an open-concept living and entertaining area, to maintain the structural integrity of the house, and to integrate these redesigned spaces with the remainder of the home. “This was one of the most structurally complex projects we’ve taken on,” shares Croxall. “While the finished design is visually stunning, it was the behind-the-scenes structural work that defined the project’s ambition and complexity.” This included removing load-bearing walls, reframing sightlines, and maximizing the space for ideal hosting and living needs.

Looking at the finished product, one would never guess the complex engineering required to create this open, seamless space. On the original plan, the walls supported nearly 9,000 square feet of masonry above. The Croxall team had little room for error when approaching the remodel, which included building temporary supports, pouring new footings, and installing steel columns and beams to support the new layout. The result, however, was a complete transformation into a modern, chic entertaining area with living and dining areas, an indoor and outdoor kitchen, and bar – all only steps away from the pool deck.

“This project would not have been possible without the support and expertise of our commercial construction division,” Croxall adds. “The structural demands – particularly the scale of steel work involved – are rarely encountered in residential construction in our market. Having that depth of knowledge and hands-on experience with complex structural systems gave us the confidence and capability to take on this challenge and execute it successfully. It’s a great example of how the intersection of commercial and residential expertise can result in something truly exceptional.”

“The main living area stands out as both the most challenging and the most rewarding part of the project. It was here that we executed the most significant demolition and structural steel work. The transformation is striking – what was once obstructed by two full masonry load-bearing walls is now an uninterrupted lake view the moment you step out of the elevator. In addition to the primary entertaining areas, this revamped home included a spacious movie theater. The room continues the modern design theme, including paneled walls, velvety lounging sofas, and cozy throws.   

Croxall adds that this space doubles in beauty and practicality: “Beyond providing a premium cinematic experience, it was engineered to double as a tornado shelter, complete with masonry walls and a poured concrete ceiling. Tucking that entire structure into the garage envelope was a significant design and construction challenge, but the end result is something we’re extremely proud of – both structurally and aesthetically.”

Stepping into the kitchen, hosts can take advantage of the streamlined meal prep area with plenty of natural light, thanks to the new glass wall systems. “The NanaWall systems we installed in both the basement and kitchen were another highlight,” Croxall says. “These operable glass walls allow the spaces to transition from interior to multi-season outdoor living in minutes, creating a fluid connection between the indoors and the beautiful lakefront setting.”

In addition to function, the kitchen provides a display of chic design elements. Handleless, slab-style cabinetry opts for the most minimal effect. Material contrasts are created by the combination of black and natural wood grain finishes, stainless-steel appliances, and white counters. For a final flourish, a candle-style chandelier hangs from above, drawing the guest’s eye to leather-padded accents in the coffered ceiling.

The more intimate spaces of the home are no less lacking in grandeur. This stunning bath incorporates floor-to-ceiling arches with eye-catching geometric tiling. In addition to heightening the room, these silhouettes mimic the arched windows and passageways recurring throughout the home. This space prizes luxury, featuring an expansive walk-in shower as well as a freestanding soaker tub. The timeless black-and-white color palette creates seamless cohesion with the rest of the interiors.

Last but certainly not least, this layout draws guests to the pool deck with waterfront views. The outdoor kitchen works in conjunction with the living areas, allowing guests to flow seamlessly between spaces. The rectangular pool offers a classic, unfussy shape in harmony with the contemporary interior design style. A submerged spa maintains this unbroken surface, providing guests a place to unwind and enjoy the scenery.
